Open sea views and elegant antique shops are the highlights when speaking of the area surrounding Nice's port, which extends from Quai Rauba Capeu by the Chateau, to the sailing club 'Club Nautique' on boulevard Franck Pilatte. Its boundaries are Rue Barla to the North, Place Garibaldi to the west and the Museum Terra Amata (prehistoric museum) to the east.
La Place de Ile de Beaute lies at the core of the port with La Notre Dame au Port (The Notre Dame church) at its centre. This square houses a row of neo-classical buildings where one may find pleasant cafes with sea views.
To the east, as the port opens up onto the promenade, one can't miss the huge monument which commemorates the 4,000 Nice natives killed during the Great War. This great edifice is admired by thousands of tourists each year.
Part of the Port area, known as the "Quartier Segurane", has been described as the equivalent of London's Notting Hill due to the high concentration of antique and brocante shops here, plus the regular flea market or "marche aux puces". This area was named after a Nicoise legend, Catherine Segurane, known for her brave exposure to the Turks in the 1500's.
This Port which has been promoted as Nice's up and coming area over the last few years, has failed to realise these expectations. Apart from apartments directly situated on the port, it is difficult to find properties worth mentioning. The port is largely undiscovered by tourists due to its distant location. Therefore it is not an ideal place when planning holiday rental income. However, with a university campus not far, the streets in the back area of the port area may be good for student rentals.
Many renewal projects are taking place in the Port area. The French Chamber of Commerce offers subsidies for the development of tourism and commercial activities in the area. Though the port and a few of the adjoining streets are picturesque, as you move from the port front to the less attractive streets further back you may find many of Nice's homeless. Property in the port area tends to be big, but choice is rather limited. One may expect to pay between €200,000 and €500,000 for a nice 2 bedroom apartment.
